Upstairs: A sofa bed easily convertible into a double bed within

Upstairs: Very spacious open plan living room (32’ x 17’) including gallery and sitting area with lovely views over the countryside, TV/video, radio/CD player, comfortable chairs, great old refectory table (seating 12) with chairs and old church pew. Electric fire for additional warmth
as required over and above the very adequate central heating provided by radiators. | |

KITCHEN:
Upstairs: Fully equipped kitchen adjoining the dining area upstairs with electric cooker with fan oven, dishwasher, microwave, fridge and freezer. |

BATHROOM:
Ground floor: Bath with power shower, basin, WC. |

BOILER/UTILITY ROOM:Separate room off the yard housing the oil fired boiler providing
full central heating (when required!) and plentiful hot water. Washing machine, tumble dryer and ample hanging space for drying. Storage for bikes, wellies, fishing rods etc. |

GARDEN:
The opportunity to sit and relax in your own secluded courtyard garden with BBQ equipment provided. |

PARKING:
There is plenty of parking space in The Old Cob Barn’s own courtyard. Table Tennis is provided in a nearby barn. |
